1. Know Your Budget Before You Step Inside a Home
It’s easy to fall in love with a home that looks perfect… until you realize it’s outside your price range. I’ve seen it happen many times, and it can slow down your momentum and your excitement.
Before scheduling tours, take a little time to get clear on your financial comfort zone:
- Your realistic price range
- What monthly payment feels comfortable
- Taxes, HOA fees, and utility costs for the area
- A solid mortgage pre-approval (not necessary but helps)
That pre-approval is powerful. Not only does it help you stay focused on homes that truly fit your budget, but it also strengthens your offer when you find “the one.” Sellers take pre-approved buyers seriously and it gives you confidence when it’s time to make a move.
2. Know Your Must-Haves vs. Your Nice-to-Haves
Walking into a home without a plan can get overwhelming fast. It’s easy to get distracted by pretty finishes or overlook the things that matter most to your lifestyle.
Before we tour, I always encourage my buyers to make two simple lists:
Must-Haves:
The non-negotiables - bedrooms, commute time, yard size, accessibility, school district, etc.
Nice-to-Haves:
Things you’d love but could live without - updated kitchen, extra storage, vaulted ceilings, larger garage.

3. Know the Local Market Conditions
Whether the market is calm or competitive makes a world of difference in how quickly we need to move and how we approach each showing.
Before we start touring, I’ll help you understand:

- Whether multiple offers are common

- How flexible or firm list prices tend to be (however, everything is negotiable!)
